As our ecosystem continues to grow, startups will be growing up and out of incubators and co-working spaces into their own locations. But rather than try and fit into a pre-set space or location, today’s companies often want the option to help create the office and atmosphere that fits their needs.
In St. Louis’ central corridor at the corner of Market St. at Jefferson Ave. Green Street St. Louis is offering just that.
The Building: Then and Now
Formerly a building used by Wells Fargo, Green Street STL’s Market St. location is already home to Avatara, a web hosting and cloud service company. But that still leaves around 55,000 square feet of space up for grabs for startups and companies looking to expand on their own terms.
Green Street estimates a $13 million overhaul of the property once it is complete, redeveloping the spaces as tenants are secured. The property fits with Green Street’s vision of revitalizing the City of St. Louis.
Green Street’s focus is on urban properties specifically within the central corridor, starting in The Grove towards Downtown then north on Jefferson Boulevard. Because of this approach, structures now empty or underutilized corporate buildings, can be reborn for the next generation of business leaders and companies.
Tech-Enabled Office Space
One way 2329/2351 Market St. is able to accommodate startups is by offering “tech-enabled” spaces. This refers to a space that anticipates the technical needs necessary to operate businesses big and small. By integrating features and services into the design, rather than trying to install into existing spaces, tech-enabled locations ideally allow companies to “plug and play” once they move in.
But what kind of features do tech-enabled spaces incorporate? For 2329/2351 Market St., options include:
■ Gigabit fiber bandwidth
■ SSAE 16 data center rack space
■ Backup servers
■ File storage servers
■ Application servers
■ Hosted email
■ Hosted security
■ Cloud desktops
■ Fully managed services
Partnering with Like-Minded Designers
For Avatara’s office space and additional offices inside their 2329/2351 Market St. location, Green Street tapped St. Louis-based architecture firm Arcturis to create and build the infrastructure and aesthetics for startups and tech companies. Arcturis’ portfolio includes the Cortex Innovation District, including [email protected], and a host of other high-profile projects.
Right in the Middle
2329/2351 Market’s location might just be one of its biggest selling points. Sitting just off of Interstate 64 makes the building an ideal place for any company with employees commuting from over the region and with both the Cortex Innovation Community and the Downtown Innovation Community minutes away, companies have easy access to any and all startup action while maintaining their own unique spaces.
Couple that with the nearby amenities of Union Station, Peabody Opera House, Scottrade Center and City Garden (and all those Downtown and Midtown eateries) and tenants will be sitting comfortably right in the middle of it all.
