One of the biggest line items on a startup company’s balance sheet is its office space, so it’s a goal to keep that as affordable as possible. It’s no secret that the City of St. Louis offers numerous options: T-REX on Washington Avenue, CIC and Cortex in the Central West End, TechArtista and STLVentureWorks-Grand Center to name just a few.  What may be less well-known is that there are many affordable office spaces for entrepreneurs in St. Louis County as well, and that demand is growing. Here are six to keep in mind:

Helix Center, the newest of the STLVentureWorks innovation centers run by the St. Louis Economic Development Partnership, is located in the 39 North AgTech innovation district in Creve Coeur.

The Helix Center offers affordable, high-quality office and wet/dry lab space well suited for bio-science, agricultural technology and plant science startups. Tenants have access to more than 33,000 square feet of labs, office space, financing and collaboration.

As a part of 39 North, Helix Center is close to BRDG Park, Donald Danforth Plant Science Center and Monsanto. More affordable spaces to office in St. Louis County are expected due to development of 39 North. The district is geared toward lifestyle preferences often sought by highly-skilled employees, including mixed retail, residential and office space connected by walking and biking trails and green space.

ITE @ UMSL (Berkeley)

ITE at UMSL is the university’s  startup incubator for community and university science and technology companies.

Located in Berkeley at the intersection of Highways 170 and 70, this St. Louis County space offers private and co-working wet labs and office space, making it a practical environment for chemistry, life science, nanotechnology and IT companies.

Amenities include access to UMSL resources, shared common areas and office and laboratory equipment. Seven companies currently office at ITE @ UMSL, and a dozen companies have graduated.

RISE Collaborative Workspace (Ladue)

RISE Collaborative Workspace focuses on meeting the needs of women-owned companies.

It offers 6,000 square feet of sophisticated office space in the Clayton/Ladue business district, which includes 11 private offices.

In addition to affordable office space, women business-owners who office at RISE benefit from programming and networking opportunities.

The space also offers drop-in memberships that allow collective members to participate in programming and use of the space without renting private offices. In addition, a high school membership program allows students to use the space for academic purposes.

STLVentureWorks-South County (Lemay)

STLVentureWorks South County offers office space and retail space.

STLVentureWorks-South County, like STLVentureWorks-Grand Center, is sponsored by the St. Louis Economic Development Partnership, but is located in Lemay in St. Louis County.  

The five STLVentureWorks innovation centers throughout St. Louis County and City provide subsidized space rental and programming to help startup companies succeed and grow.

South County consists of 21,000 square feet of space and offers four storefronts ideal for retail as well as warehouse, office space and amenities.

STLVentureWorks-West County (Chesterfield)

STLVentureWorks-West County is located near the Spirit of St. Louis Airport in Chesterfield. This location features a variety of affordable office, warehouse, production and dock space to receive store and ship inventory. Like the other STLVentureWorks centers, common areas are professionally furnished and tenants have access to conference rooms and office equipment. This location has 43,000 square feet of space ideal for light manufacturing, construction, and industrial design.
